Traditional Equity Placement Services
Cohen Financial serves entrepreneurs and developers who want to raise substantial sums of equity to pursue their real estate investment strategies. We use our in-depth market knowledge to help these clients approach institutional and entrepreneurial sources of capital and secure the best investment strategy based on strategic fit, shared philosophies, and alignment of interests in the deal structure.
If your business plan calls for additional equity, Cohen Financial can guide you through the complexities of securing capital and meeting the stringent demands of investors from start to finish. We begin by learning about your business objectives and criteria for selecting a capital partner, and we provide feedback on the market’s likely interest in your plan. From there, we substantiate your investment track record and conduct our own due diligence to prepare you for the investor's actual process.
We then document your plan in a compelling offering memorandum – highlighting your competitive advantages and track record – and market the opportunity to appropriate institutions. Cohen Financial experts secure and qualify proposals from potential investors, assist in negotiating final terms and documents, and prepare you in adhering to ongoing governance and reporting requirements.
Capital Markets Environment
In today’s capital markets environment there is a growing need for equity and structured debt placements for commercial real estate transactions. Traditional debt providers have been slow to respond to the market’s need for capital, and in many situations have been actively working to lower the amount of leverage available. Investors are faced with an increased need for equity in order to restructure the debt of maturing notes. Further, due to decreased leverage, investors need access to additional equity in order to complete partial or all cash transactions.
Capital Markets Solutions
To improve the effi ciency of today’s capital market, Cohen Financial can strategically offer our clients enhanced services to meet the growing need for equity. We have a history of working with national and super regional privately owned commercial real estate investment companies who have large expansion programs for value-added properties. These programs seek investment opportunities in the range of $50 million to $350 million.
