Loan Administration
Cohen Financial is a leading commercial and multi-family real estate loan administrator and special servicer currently overseeing a multi-billion dollar loan portfolio on behalf of over 300 borrowers and 20 institutional investors. The portfolio consists of construction, permanent, bridge and structured debt instruments ranging in size from less than $1 million to over $75 million. These investors include portfolio lenders such as banks and life insurance companies, CMBS issuers, specialty finance companies and institutional investment funds.

Loan Servicing
Working on behalf of our clients, Cohen Financial is responsible for the loan administration, payment processing, tax, insurance, and UCC administration and monitoring compliance with loan documentation. We also analyze the performance of the underlying asset pledged as collateral and manage all aspects of the borrower client relationship, including all asset management responsibilites.
We have extensive experience in servicing most types of commercial and multi-family loans, including:
- Portfolio lender servicing – We provide commercial loan servicing for a number of balance sheet lenders, including major insurance companies, banks and specialty finance companies. As a correspondent mortgage banker, we play a critical role on behalf of our borrower clients and the lender to ensure open and transparent communications.
- Interim and CMBS servicing – We provide commercial loan interim and securitized servicing on behalf of lending institutions for commercial and multi-family loans that will (or have been) securitized. Our client list is comprised of major banks, investment banking firms and specialty finance companies. Our ability to help our borrower clients navigate the increasingly complex capital markets waters is a significant benefit for all parties involved.
- Structured Finance servicing – We provide servicing for complex structured finance debt instruments on behalf of specialty finance companies, institutional high yield funds and major financial institutions. These loans often have cash management structures in place, with reserves that require active management and oversight on properties that are in various stages of development and/or rehabilitation/transition.
Special Servicing and Resolution/Disposition Services
We provide resolution and loan workout related services for sub-performing, delinquent or defaulted commercial and multi-family real estate assets for both portfolio lenders and CMBS trusts, including managing the disposition aspect of the process. We endeavor to minimize expenses, expedite the resolution process and maximize net recoveries. Each potential resolution alternative is evaluated through the development of an asset business plan, which we prepare for all specially serviced assets.
As a special servicer, we will develop an asset management plan and budget by performing an initial analysis that includes a study of the underlying collateral, assessment of the current borrower and operation, and identification of issues regarding licensing, regulatory compliance, tax and insurance. We are also responsible for enforcing the mortgage documents; engaging, directing and monitoring outside legal counsel to administer all legal proceedings; administering foreclosure and bankruptcy proceedings; managing and marketing any owned real estate; and monthly remittance and reporting to the client.
